Painting Estimation for Multi-Storey Buildings: What Actually Matters
You’re standing on the sidewalk, neck craned back, counting windows on a 12-storey apartment block. Your notepad is getting wet. The building super is waiting inside. And you’ve got maybe 20 minutes to figure out a number that won’t lose you money.
Multi-storey estimation isn’t residential work with more floors. It’s a different animal entirely. Miss something here, and you’re not eating a few hundred dollars — you’re bleeding thousands.

Start With Access, Not Square Footage
Most estimators jump straight to wall areas. That’s backwards.
On a multi-storey building, access determines everything. Your labour cost swings 30-40% depending on how your crew reaches the work.
Swing stages let you drop two guys and a paint pot down the face of a building. Fast. Efficient. But you need anchor points, and not every building has them. The Floor-by-Floor Trap
Don’t measure every floor individually if floors 2 through 11 are identical. Measure one typical floor. Multiply. Then handle the ground floor and penthouse separately — they’re always different.

What You’re Actually Measuring

Stairwells are worse. Everything is cut-ins. High walls above staircases. Difficult access. Price these separately — they’ll burn your labour budget if you roll them into a per-square-foot rate for open areas.
Coatings: Cheap Paint Costs More
Multi-storey buildings aren’t houses. You’re not grabbing a few pails of SuperPaint and calling it done.
Exterior coatings on commercial and multi-residential buildings are typically high-build elastomerics, epoxy primers, or specialized DTM (direct-to-metal) coatings. These aren’t $40 a gallon. They’re $80-200 a gallon. And they have specific recoat windows, minimum temperatures, and application requirements.

A painter on a swing stage isn’t moving at the same speed as a painter on the ground. He’s working from a platform. He’s tied off. The stage moves slowly. Wind slows things down further.

- Swing stage, brush and roller: 300-500 sq ft/day

Interior Production Rates
Corridors and stairwells are slow. A painter might cover 200-300 sq ft of wall area per day in a stairwell, versus 800-1,000 in an open unit. Factor that difference into your takeoff — don’t use a blended rate unless you’ve actually calculated the blend.
The Stuff That Kills Your Margin

Weather Windows
In Canada, exterior painting has a season. Depending where you are, you’ve got maybe April through October. Multi-storey buildings take months. If you start in August and the weather turns in October, you’re in trouble.
Build a schedule. Work backwards from the latest safe painting date. Account for rain days — in Vancouver, that’s 2-3 days a week in fall. In Calgary, you might get shut down by wind.
Occupied vs. Vacant
Occupied buildings are a different job. You’re working around tenants. You need containment for dust and fumes. You’re coordinating access to individual units. Your production rate drops 20-30% minimum.
Vacant buildings are faster. But they might not have heat, water, or power. If you’re painting interiors in November in an unheated building in Edmonton, your paint won’t cure. You’ll be back for warranty work in the spring.
Surface Prep Nobody Talks About
Multi-storey buildings are old. Or they’re new but poorly maintained. Either way, you’re dealing with:
- Efflorescence on masonry — white mineral deposits that need removal and sealing
- Failed caulking around windows — if you paint over it, you own the leak
- Rust on structural steel — needs grinding, priming, possibly full removal

Step 1: Get the Right Drawings
If the client won’t give you drawings, walk away. You cannot estimate a 12-storey building from the ground with a tape measure and binoculars. You need:
- Elevation drawings (all four sides)
- Floor plans (typical floor plus ground and any variations)
- Reflected ceiling plans if you’re doing soffits
- Door and window schedules
Step 2: Do the Math That Matters
For each surface type, calculate:
- Total area
- Minus openings (or separate line item for trim)
- Times number of coats
- Divided by spread rate = gallons
- Times cost per gallon = material cost
- Divided by daily production rate = labour days
- Times daily labour rate = labour cost
Then add:
- Access equipment (rental, delivery, setup, operator if needed)
- Surface prep (power washing, scraping, patching, priming)
- Protection (membrane on windows, drop cloths, masking)
- Mobilization and demobilization
- Waste disposal
- Travel time if crew is commuting
Step 3: Check the Math Against Reality
Take your total and divide by approximate square footage. Does the per-square-foot number make sense? If you’re at $2.50/sq ft for a basic repaint and the market is $4-6, you missed something.
Common Multi-Storey Building Types in Canada
1960s-70s concrete high-rises. Every major city has them. Concrete spalling is common. Budget for patching. The original paint might be lead-based — abatement changes everything.
Curtain wall towers. Glass and metal panels. You’re painting the metal, not the glass. Masking is enormous. Dismantling panels is sometimes required. Know before you quote.
Wood-frame mid-rises (5-6 storeys). Common in BC and Alberta. Exterior is typically stucco or HardiePanel. Access is usually scaffolding or boom lifts. Easier than high-rise, but still not a house.
Heritage masonry. Brick or stone, 3-10 storeys. Often require specialized coatings for breathability. Wrong product = trapped moisture = spalling brick. Expensive mistake.
